Pradhan Mantri Awaas Yojana - Gramin (PMAY-G) is the central government's rural housing program that provides financial assistance to homeless and kutcha (temporary) house-dwelling families in villages to construct a permanent pucca house. Under the scheme, eligible families receive Rs 1.20 lakh in plain areas and Rs 1.30 lakh in hilly, difficult, or Integrated Action Plan (IAP) districts. Additionally, Rs 12,000 is provided for building a toilet under the Swachh Bharat Mission - Gramin. The scheme also supports 90-95 days of unskilled labour payment under MGNREGA to help with construction. All payments are made directly to the beneficiary's bank account in stages based on construction progress.
The financial assistance under PMAY-G is released in three instalments based on construction stages. The first instalment is released after the foundation is laid, the second after the lintel level, and the third after roof casting and completion. Each stage is verified through geo-tagged photographs taken by local authorities using the AwaasApp. This ensures the money is actually used for construction and not diverted. Along with the house grant, beneficiaries can avail a top-up loan of up to Rs 70,000 from banks or MFIs at subsidised rates if they need additional funds for better quality construction.
Eligibility for PMAY-G is NOT determined by application โ it is determined by the SECC (Socio-Economic Caste Census) 2011 data. Households listed as: having no house or only one room with kutcha walls and kutcha roof, and not belonging to any exclusion criteria, are automatically placed on the eligible list by the Gram Sabha. Priority is given to SC/ST households, freed bonded labourers, households with widows or unmarried women as head, disabled persons, minorities, and flood-prone area residents.
Since selection is from the SECC 2011 list, documentation is minimal. You need your Aadhaar Card, an MGNREGA Job Card (for wage support), and a Bank Account linked with Aadhaar for direct benefit transfer. The local Gram Panchayat and Block Development Officer will guide you through any additional local paperwork.

Step 1: Check if your name appears on the PMAY-G beneficiary list by visiting pmayg.nic.in or your Gram Panchayat office. Step 2: If your name is on the list, the Gram Panchayat will inform you and register you officially. Step 3: Your Aadhaar and bank account are verified and linked to your beneficiary profile. Step 4: The first instalment is released once the Gram Panchayat confirms you have started construction. Step 5: Geo-tagged photographs of each stage must be uploaded by the local authority. Step 6: Subsequent instalments are released on satisfactory completion of each construction stage. The most common mistake is trying to 'apply' for PMAY-G at a government office โ selection is from the SECC 2011 list, not applications. Paying touts or agents who promise to 'add your name' to the list is a scam. Another issue is not linking Aadhaar to the bank account โ instalments fail to credit without proper DBT linkage.
